If this review prevents just 1 person from using this law firm, I have done my job. I wish I could give ZERO stars.Cobbett and Cotten was hired to do the conveyance for the purchaser of property we sold. During the conveyance Cobbett and cotton was responsible to inform the purchaser of What easements or other charges are registered against the property? Researching the title, and property and advising if the purchaser get title insurance or a survey certificate etc. This is all stated on cobbett and Cottens web site.Almost 2 years after the sale had completed we were served with papers from Cobbet and Cotten on behalf of the buyer due to the property being not accurate as to what we sold.This dragged on for 1.5 years, all the while we claimed our innocence. Because of the costs of hiring a lawyer, We chose to represent ourself. Thats right, two people with no post secondary education at all, going up against a law firm.During the 1.5 years prior to trial I met with the purchaser and lawyers several times and explained they need to drop this, and that they have no chance in winning. I even proclaimed out loud to them that the law firm must be doing this pro bono because of an error they must have messed up on during the purchase. The law firm, nor the purchaser ever disclosed if the firm was working probono or not. However I did ask the purchaser in one meeting how much he was paying the law firm? and his response was "I better not be paying anything!" The fact of the matter is that it doesn't really matter all that much if they were working pro bono or not. The events that transpired during the course of time is proof enough to warn anyone to use this law firm for anything. Prior to the pre trial settlement conference, in the foyer, was the first time the purchaser met and talked to the lawyer. Not only was it their first time they met, but it seamed as though it was the first time they talked together about the issue at hand. At least it seamed that way because they didn't know what one another looked like, and the lawyer kept saying "I didn't know that" in the meeting. The lawyer also came ill prepared with no supporting documents. We almost had the issue thrown out right then. unfortunately, almost isn't good enough.There was a couple other meetings in front of a judge, and each time the lawyer was missing documents, or told the purchaser not to attend, when the judge said he had to. This resulted in a repeat meeting and a waste of our time.We also received documents from this law firm PAST the Due date set out by the judge to exchange by. We were never late, yet this Law firm was constantly late.The day before the trial, I received a call from a new lawyer from cobbett and cotton wishing to talk about the case. I didn't wish to talk about it with him, but I found out that he would be taking it over and he was only a student. when I asked why he was taking it over, his response was " I guess I get the cases know body else wants"Sure enough, At trial, the purchaser was represented by a student who was unsure of himself, and at one time, held up a ruler he cut out of paper that he tried to explain to the judge was an actual measuring tool that can be used on a site survey!Thats right, this claim went to full trial.The result...THEY LOST! A couple with no secondary education won. We beat this Law firm!Don't take this as a "victory dance review" although it is kinda a david and goliath type of ending.Clearly this law firm doesn't care about its customers. The amount of money the purchaser must have paid Cobbet and Cotton for this crappy service would be appalling. the firm should have advised him that he didn't have a case to begin with. They knew they didn't have a case. and they wasted their clients money and our time. They are completely incompetent. Do not use for a conveyance or any legal matter.

The Cobbett & Cotton team are a pleasure to work with. I have sent a few clients their way for purchases, sales, and refinances - never had or heard of any issues. There is a reason why they are on the approved list with most lenders. Would definitely recommend their services to anyone.

Disgusting describes it all in one word. They evade all questions and string-out any process so they can milk their clients for money.

Rude and somewhat incompetent for the money you pay them. I had a real estate deal done for my first home purchase. I was referred to them by a mortgage professional because they work Saturdays, but after dealing with them, I wouldn't darken their doorstep ever again. Every time we asked them questions they would look blankly at us and say "I don't understand your question" and were very standoffish, like it was a bother for them to do this deal for me even though they were supposed to represent my interests. To be a customer, they require you to sign a document with a clause that says they hold no liability if any errors are made. After reviewing their work, I realize that they really take full advantage of that clause. They mixed up the possession date on the documents which threw off the calculations. Even after asking them to double check their work they made another error in the final totals again. This place was just too short on both professionalism and elementary school math skills for me.
